As a guest of Kaiser Realty, Inc., you will enjoy exceptional accommodations and first class service delivered with our genuine Southern hospitality. We want your vacation in Gulf Shores and Orange Beach to be enjoyable from the very start, so we've put together the following information to guide you through making your reservation. Our Reservation Professionals will be happy to answer any questions you may have or help you with any special requests.

It's easy to make your beach vacation reservation!

  1. Call us at 800-225-4853 when you've chosen your favorite properties and we'll help you find the one that's just right for you and your traveling companions. Ask us about our Condominium Bonus Night Specials!
  2. Check out our many different properties online, choose your favorite beach homes and condominiums, and make your reservation right on-line 24 hours a day. You can even take a look around many of our vacation rentals with our Virtual Tours!
  3. Take advantage of our convenient Express Check-In Drive Up Service*.

BEACH HOME RENTALS

All weekly rental rates include your 7th night FREE!

  • Summer season: Homes require weekly rentals only Saturday to Saturday.
  • Off-season: Most homes require a 4-night minimum.
  • Monthly rentals available.

CONDOMINIUMS

All weekly rental rates include your 7th night FREE!

  • Off-season: 3-night minimum. 2-night stays are available in some Properties with an additional per night service charge.
  • Some of our properties require a full week rental all year.
  • Monthly rentals available.

RESERVATION PRIORITY FOR OUR REPEAT GUESTS

As a special service to our valued guests, you have the first option to reserve the same property, for the same time next year (many of our guests have made their beach vacations a family tradition year after year in the same property). Give us a call or stop by our office Monday - Friday, 8:00 a.m. - 5:00 p.m. during your weekly stay. The property will be released for general availability at 10:00 a.m. on the day of your departure. Reservations can be made 1 year in advance.

FURNISHINGS

All of our properties are privately owned and their décor and furnishings will reflect the owner's personal taste. You may view Virtual Tours of many of our properties at www.kaiserrealty.com. In all of our properties, you will be provided:

  • Bed linens*, blankets and pillows.
  • Essential kitchen items.
  • Start-up supply of soap and paper products.
  • Start-up supply of towels in condominiums and homes (don't forget to bring your beach towels). Additional towel packages are available for a nominal fee.

* Linens for monthly stays are not included, but are available for a nominal fee.

We want your stay to be relaxing and enjoyable, so we make every effort to maintain our vacation rental properties in their best possible condition. We will handle any necessary repairs during your stay as quickly as possible; however, no rent   refunds will be made for malfunctions. Our maintenance staff is available after hours for emergency repairs.

Our Reservation Professionals can also help you make arrangements for:

  • Romance packages, Vacation packages and special occasion gift baskets.
  • Golf Packages with advance tee times.
  • Additional housekeeping during your stay.
  • Meeting facilities.

RENTAL PAYMENT

  • We accept U.S. currency, personal checks, traveler's checks, American Express, MasterCard, Visa, and Discover credit cards.
  • When paying advance rent by check, please include your reservation number and mail to Kaiser Realty, Inc. PO Drawer 1018, Gulf Shores, AL 36547.
  • Guests are responsible for payment of all nights reserved, regardless of your actual arrival and departure date. There are no refunds for early departure.
  • Accidental rental damage insurance is included in each reservation that covers you and your vacation party for up to $1,500 of accidental property damage. We understand accidents happen. This program allows us to address necessary replacement/repair issues in a timely and efficient manner. This is a non-refundable fee .Intentional damages or those in excess of $1,500 are the responsibility of the renter. This is only a brief description of the insurance coverage(s) available under policy series T30253NUFIC. The Policy contains reductions, limitations, exclusions, and termination provisions. Full Details of the coverage are contained in the Policy. If there are any conflicts between this document and the Policy, the Policy shall govern.
  • Lodging tax varies according to property location.
  • All weekly rental rates include your 7th night FREE.
  • A non-refundable, nominal reservation processing fee is charged for all reservations. This fee and the advance rent   payment are due at the time of making the reservation to avoid cancellation.

CONDOMINIUMS

  • Daily/Weekly Stays: Advance rent payment is equal to 20% of the gross rent or $200; whichever is greater. Balance on all reservations is due 30 days prior to arrival or at time booking if less than 30 days prior to arrival.
  • Monthly Stays: Advance payment averages $300-$500 (depending on the property), and this amount does apply toward rent.

BEACH HOMES

  • Advance rent payment will be equal to 20% of the gross rental amount or a minimum of $300, whichever is greater. Balance on all reservations is due 30 days prior to arrival or at time of booking if reservation is made less than 30 days prior to arrival.

TRAVEL INSURANCE

We are pleased to provide you with "The All Seasons Travel Plan" provided by Travel Guard®Travel Smart.Travel Insurance. This plan includes coverage for severe weather, medical emergencies, trip delays, baggage loss or delay, car rental coverage and cancellation or interruption coverage for a variety of covered reasons, including a mandatory evacuation. Our Reservation Professionals can provide you with more details. Questions may also be directed to Travel Guard at 1(877)249-5376.

CONFIRMATION

You will receive a confirmation letter after we receive your advance payment. Please contact us immediately if you find a discrepancy, otherwise it will be assumed correct. Please verify:

  • Arrival/departure dates
  • Reserved accommodation
  • Rental amount due

A property will be assigned to you upon confirmation, but is subject to change before check-in if necessary. We will make every effort to contact you before your arrival should this occur.

OCCUPANCY

  • Limited to actual sleeping capacity shown (includes children).
  • For your comfort, bunk beds and sofa beds are not recommended for adults.

No property will be rented to persons other than families, married couples, and adults who are 25 years of age or older. The renter must closely and personally supervise all occupants of a property under the age of 25 years. Single persons under 25 years of age will not be permitted to check-in. Any reservation obtained under false pretense may be subject to loss of rent and/or eviction.

PARKING

Here at the beach, parking is limited. Please make your travel plans accordingly to avoid any inconvenience on your arrival.

  • Condominiums - 1 to 2 vehicle passes per reservation (determined by the property association). Some of our properties offer boat trailer parking and pier facilities. Otherwise, boats, trailers, jet skis, and motor homes are not permitted in the parking lots.
  • Homes - parking space varies, ask our Reservation Professionals for details. Motor home/travel trailer hook-up is not allowed as it over occupies the property.

PETS

We love pets too, but they are not allowed in any of our properties. A pet, or any evidence of a pet, found on the premises is cause for eviction and forfeiture of rent.

CANCELLATIONS AND CHANGES

We know you won't want to, but if you find it necessary to cancel your reservation or change dates, you must give us advance notice in order to receive a refund of your advance rent less a $40 cancellation fee. The $35 reservation processing fee is separate and is not refundable.

  • Condominium Reservations - 30 day advance notice for daily and weekly stays.  Weekly reservations in summer season cannot be shortened.
  • Beach Homes - 30-day advance notice for all seasons.
  • Monthly Rentals - 90 day advance notice.
  • If less than the minimum notice is given, your required advance payment will be forfeited to the property owner unless the property is rebooked for the entire stay. When the property is rebooked we will refund the balance of the advance payment less 5%. *Your deposit may be refunded by Travel Guard ®Travel Smart Travel Insurance if your cancellation is due to a covered reason*

CHECK-IN/CHECK-OUT

  • Check-in begins at 3:00 p.m. on Saturdays and Sundays, 2:00 p.m. Monday -Friday.
  • See your confirmation letter for check-in location. Gulf Shores Office - 1557 Gulf Shores Parkway (¼ mile south of the Intracoastal Bridge on the right)
  • If you plan to arrive after 8:00 p.m., please call ahead for key pick-up instructions.
  • You will receive two sets of keys at check-in. If you become locked out of your accommodations after hours, security will charge a $25 re-entry fee. • Due to our high housekeeping standards, some properties may need a little extra cleaning time and check-in may be delayed. We appreciate your patience as we prepare your property.
  • Check-out is 10:00 a.m. We appreciate your cooperation in adhering to this, as we must have time to prepare the property for our next guests.
  • You may use the main telephone provided in the property to access our Express Check-out Service or just return the keys at the drive-up window at our Office.

Please be advised that some of our vacation properties are for sale. We will do our best to avoid an intrusion upon your vacation. However, if the need arises to show a property to a prospective buyer during your stay, an appointment will be scheduled with you in advance. Prices and tax are subject to change and holiday/special event rates may differ. Any exceptions to the above mentioned policies must be approved in advance and in writing by Kaiser Realty, Inc. management and presented at check-in.
