Summer seasons: Homes require weekly rentals only Saturday to Saturday.
Off-season: Most homes require a 4-night minimum.
Monthly rentals available.

Condominiums

All weekly rental rates include your 7th night FREE!

Summer seasons: Only weekly reservations accepted until January 15th. Less than week stays accepted after January 15th based on availability.
Off-season: 3-night minimum. 2-night stays are available in some properties with an additional per night service charge.
Some of our properties require a full week rental all year.

Reservation Priority for our Repeat Guests

As a special service to our valued guests, you have the first option to reserve the same property, for the same time next year (many of our guests have made their beach vacations a family tradition year after year in the same property). Give us a call or stop by our office Monday - Friday, 8:00 a.m. - 5:00 p.m. during your weekly stay. The property will be released for general availability at 10:00 a.m. on the day of your departure. Reservations can be made 1 year in advance.

Furnishings

All of our properties are privately owned and their decor and furnishings will reflect the owner's personal taste. You may view Virtual Tours of many of our properties at www.kaiserrealty.com. In all of our properties, you will be provided:

Bed linens *, blankets and pillows.
Essential kitchen items.
Start-up supply of soap and paper products.
Start-up supply of towels in condominiums (don't forget to bring your beach towels).
Towel packages are available for a nominal fee.

* Bed linens for monthly stays are not included, but are available for a nominal fee.

We want your stay to be relaxing and enjoyable, so we make every effort to maintain our vacation rental properties in their best possible condition. We will handle any necessary repairs during your stay as quickly as possible. Our maintenance staff is available after hours for emergency repairs.

Rental Payment

We've been renting the area's finest vacation beach homes and condominiums for more than 26 years and are confident you will be pleased with the value you will receive with our vacation rentals and our service.

We accept U.S. currency, personal checks, traveler's checks, American Express, MasterCard, Visa, and Discover credit cards.
When paying advance rent by check, please limit it to one check per reservation.
Guests are responsible for payment of all nights reserved, regardless of your actual arrival and departure date. There are no refunds for early departure.
A Security Deposit Protector® is included in each reservation that covers you and your vacation party for up to $1,500 worth of accidental property damage. We understand accidents happen. This program provides our guest with peace of mind and allows us to address necessary replacement/repair issues in a timely and efficient manner. This is a non-refundable fee. Intentional damages or those in excess of $1,500 are the responsibility of the renter.
Lodging tax varies according to property location.
Golf packages must pre-pay 15 days prior to arrival.
All weekly rental rates include your 7th night FREE.
A non-refundable, nominal reservation processing fee is charged for all reservations. This fee and the advance rent payment are due within 10 days of making the reservation to avoid cancellation.

Condominiums

Daily/Weekly Stays: Advance rent payment is equal to one night's rent per week or $150; whichever is greater. Balance due on arrival. Take advantage of our Express Check-in Service by prepaying at least 14 days prior to arrival.
Monthly Stays: Advance payment is $200-$500 (depending on the property), and this amount does apply toward rent.

Beach Homes

Advance rent payment will be equal to 1 night's rent per week or a minimum of $300.
If more than one week is reserved, advance payment is equal to 1 night's rent per week.
In Summer seasons, rental balance must be paid in full 30 days prior to arrival and enjoy the convenience of our, Express Check-in Service.
Additional fees are required for all Kaiser Realty, Inc. management approved family events such as weddings and anniversaries

Travel Insurance

We are pleased to offer Trip Cancellation and Interruption Insurance provided by AIG Travel Guard; to protect your vacation investment. We recommend this service to our guests because it helps to cover financial losses that may be incurred if you must cancel or delay your vacation due to covered unforeseen circumstances or illness, or interruption due to mandatory hurricane evacuations. Our Reservation Professionals can provide you with more details. If purchasing travel insurance, your rental balance must be paid in full 30 days prior to arrival or at the time of making reservation if less than 30 days out.

Confirmation

You will receive a confirmation letter after we receive your advance payments. Please contact us immediately if you find a discrepancy, otherwise it will be assumed correct. Please verify:

Arrival/departure dates.
Reserved accommodation.
Rental amount due.

A property will be assigned to you upon confirmation, but is subject to change before check-in if necessary. We will make every effort to contact you before your arrival should this occur.

Occupancy

Limited to actual sleeping capacity shown (includes children).
For your comfort, bunk beds and sofabeds are not recommended for adults.

No property will be rented to persons other than families, married couples, and adults who are 25 years of age or older. The renter must closely and personally supervise all occupants of a property under the age of 25 years. Single persons under 25 years of age will not be permitted to check-in. Any reservation obtained under false pretense may be subject to loss of rent and/or eviction.

Parking

Here at the beach, parking is limited. Please make your travel plans accordingly to avoid any inconvenience on your arrival.

Condominiums - 1 to 2 vehicle passes per reservation (determined by the property association). Some of our properties offer boat trailer parking and pier facilities. Otherwise, boats, trailers, jet skis, and motor homes are not permitted in the parking lots.
Homes - parking space varies, ask our Reservation Professionals for details. Motor home/travel trailer hook-up is not allowed as it over occupies the property.

Pets

We love pets too, but they are not allowed in any of our properties. A pet, or any evidence of a pet found on the premises, is cause for eviction and forfeiture of rent.

Cancellations and Changes

We know you won't want to, but if you find it necessary to cancel your reservation or change dates, you must give us advance notice in order to receive a refund of your advance rent less a cancellation fee. The reservation processing fee is separate and is not refundable.

Condominium Reservations - 15 day advance notice for daily and weekly stays. Weekly reservations in Summer seasons cannot be shortened.
Beach Homes - 90-day advance notice for Summer and Early Fall Seasons, 30 days in Off seasons.
Monthly Rentals - 90 day advance notice.
If less than the minimum notice is given, your required advance payment will be forfeited to the property owner unless the property is rebooked for the entire stay.

Express Check-in Service

To take advantage of the area's only drive-up Express Check-In Service, just make your full payment at least 14 days prior to your arrival. No standing in line. Simply use our convenient drive-up window to pick up your keys, your Kaiser Realty, Inc. Welcome Gift and get your vacation started! (Regular check-in times still apply).

Check-in/Check-out

Check-in begins at 3:00 p.m. on Saturdays and Sundays, 2:00 p.m. Monday - Friday.
See your confirmation letter for check-in location.
Gulf Shores Office - 1557 Gulf Shores Pkwy (1/4 mile south of the Intracoastal Bridge on the right)
If you plan to arrive after 5:00 p.m., please call ahead for key pick-up instructions.
You will receive two sets of keys upon payment of rent at check-in. If you become locked out of your accommodations after hours, security may charge a $25 re-entry fee.
Due to our high housekeeping standards, some properties may need a little extra cleaning time and check-in may be delayed. We appreciate your patience as we prepare your property.
Check-out is 10:00 a.m. We appreciate your cooperation in adhering to this, as we must have time to prepare the property for our next guests.
You may simply use the main telephone provided in the property to use our Express Check-out Service and just return the keys at the drive-up window where you checked in.

Please be advised that some of our vacation properties are for sale. We will do our best to avoid an intrusion upon your vacation. However, if the need arises to show a property to a prospective buyer during your stay, an appointment will be scheduled with you in advance.

We have made every effort to ensure that all information printed here is accurate, but cannot be held responsible for errors in printing or changes made by owners in furnishings and appliances. Prices and tax are subject to change and holiday/special events rates may differ. The appearance and amenities of some properties may now be different than shown in the photographs. Any exceptions to the above mentioned policies must be approved in advance and in writing by Kaiser Realty, Inc. management and presented at check-in.
